What “sealed MEP engineering” means for your project

Every commercial building permit application in Texas — and in the 13 other states where Pyra Engineering is licensed — requires a set of mechanical, electrical, and plumbing drawings stamped and signed by a Professional Engineer. That stamp is what lets a building department accept the drawings as code-compliant. We seal in Texas, Arizona, Arkansas, California, Colorado, Florida, Georgia, Louisiana, Michigan, Minnesota, New Jersey, Ohio, Utah, and Wisconsin. If your project is in one of those states, Pyra can deliver a fully sealed drawing set without you having to hire a separate engineer of record.

MEP engineering services we provide

Mechanical engineering (HVAC + ventilation)

Cooling and heating load calculations, equipment selection, duct layouts, kitchen exhaust per IMC 507.13.1 and NFPA 96, ventilation per ASHRAE 62.1 (commercial) and ASHRAE 170 (medical), and energy code compliance per ASHRAE 90.1 and the Texas Energy Code. We seal HVAC drawings for restaurants, medical and dental clinics, multifamily, hospitality, industrial, retail tenant improvements, and ground-up commercial construction.

Electrical engineering

Power distribution, panel schedules, transformer sizing per NEC 450, service-demand calculations per NEC 220, lighting design, emergency/egress lighting per NFPA 101, and low-voltage coordination. We do not perform fire alarm design — that’s a separate scope handled by a licensed fire alarm contractor and we’ll coordinate with whoever you hire.

Plumbing engineering

Water supply and sanitary drainage, gas piping per NFPA 54, fixture-count compliance per IPC 422.1 and IPC 403.2.1 (including family / assisted-use rooms), grease interceptor sizing per UPC, and Texas Accessibility Standards (TAS). We do not perform fire sprinkler design — that’s a fire protection contractor scope, and we coordinate routing with them on your behalf.
